MARKET OVERVIEW

Poland’s construction market carries close to 100 billion EUR in active investment value, spanning residential, commercial, infrastructure, healthcare, and industrial development. The design and engineering segment sits upstream of all of it: architectural studios, structural design offices, MEP and HVAC specialists, and building services consultancies that drive specification and procurement decisions across the entire project pipeline. The sector is highly fragmented and dominated by privately owned Polish firms, with limited international presence and few precedent acquisitions to benchmark against – making structured market intelligence a prerequisite for any credible entry or acquisition strategy.

We support building services companies, engineering consultancies, and manufacturers of technical building products in understanding the market structure, identifying M&A targets or distribution partners, and connecting with the right decision-makers. Our work combines rigorous market analysis with direct access to ownership structures, project portfolios, and – where relevant – acquisition readiness.

HOW WE SEE THIS SECTOR

Our construction work has been built around two distinct client needs: M&A target identification for engineering-sector acquirers, and commercial market entry for building product suppliers. On the M&A side, we have run two separate target search projects for Northern European building services groups. Together they involved screening close to 2,000 companies across Poland’s design engineering sector, building scored shortlists with financial profiles and ownership readiness assessments, and facilitating four rounds of in-person meetings with priority targets. On the commercial entry side, we have mapped distribution channels for a Nordic soapstone fireplace manufacturer – sizing a niche segment at 1,000–1,500 units per year and defining an agent profile for market entry – and completed a sourcing assessment for a Finnish construction company, collecting verified price offers from 11 Polish producers across five building material and HVAC categories.

Our project types require the same foundation: understanding where commercial decisions actually sit in the Polish construction and engineering market, and reaching those decision-makers directly, in Polish, with the right framing.
